Tam and Jeff first visited Greece almost ten years ago, travelling through Athens, Mykonos, and Santorini. Their wish to return later became part of a plan to diversify beyond the United States, spend more time in Europe, and establish a base closer to Tam’s international clients. This article follows their journey from a 2025 webinar to a Greece Golden Visa-eligible property purchase in Dafni and the subsequent residency application.
Understanding The Greece Golden Visa Through Tam And Jeff’s Story

Through the Greece Golden Visa programme, qualifying non-EU investors can combine property ownership with a renewable five-year residence permit. European residency and freedom to travel within 29 Schengen countries were also part of the opportunity Tam and Jeff considered.
Tam and Jeff returned to Greece as investors seeking a Greece Golden Visa-eligible property in Athens, rather than simply as visitors. Their stated plans included an international property investment, more time in Europe, and a future base outside the United States.
Why Greece Became The Natural Choice
Tam and Jeff own a business in the United States, and Tam works as an international business consultant with clients in different parts of the world. They wanted a base outside the United States for lifestyle reasons, international diversification, closer access to clients, and easier business travel, and stated:
“Our long-term goal is to spend time in different countries both for the lifestyle and to be closer to where our clients operate.”
Greece was a country they already loved after visiting Athens, Mykonos, and Santorini almost ten years earlier. Tam recalled that the first stay had not felt long enough and that they had always wanted to return.
The Plans They Brought To The Greece Golden Visa Search
Tam and Jeff’s plans for a base outside the United States combined broader personal and business aims with a property criterion. Those elements shaped the priorities below:
- International diversification beyond the United States through a property investment.
- More time in Europe for the lifestyle they wanted to experience.
- A base closer to Tam’s international clients and easier business travel.
- A Greece Golden Visa-eligible property that could support both investment and residency objectives.
From Webinar To A Greece Golden Visa Inspection Trip In Athens
The journey began in 2025, when Lief Simon suggested presenting a selection of Greece Golden Visa-eligible property opportunities. The idea developed into a webinar about Greece, its lifestyle, its property market, and the possibilities available to people seeking an international investment, a Greece Golden Visa, and a future base in Europe.
Tam first connected with the team through that webinar, and Tam and Jeff became the first clients to take this Greece Golden Visa journey with them. Dengiz Kursat from Avertiss remained in contact and followed up again in early 2026, when the couple was ready to continue.
Tam and Jeff attended another webinar in late March, while an existing business trip to Italy created an opportunity to add Athens to their journey. From there, everything moved quickly.
Questions They Asked Before The Property Search

Recent changes to the Greece Golden Visa programme and the availability of several investment routes led Tam and Jeff to ask about the requirements. They also wanted to know how a selected property could support both their investment and residency objectives.
As they explained: “We had several conversations with Dengiz because I really wanted to understand the process and make sure we were moving in the right direction. He did a very good job of explaining everything, validating what I was thinking and then checking with their legal team and partners to make sure it could all be done correctly.”
The team explained the available Greece Golden Visa routes, introduced suitable eligible properties, and coordinated an inspection trip to Athens. Those actions followed the questions Tam had raised during her conversations with Dengiz.
What The Inspection Trip Covered

The reimbursable inspection trip allowed Tam and Jeff to view the available properties and experience different parts of Athens before making their decision. During the visit, Dengiz and his Greece Gate Properties partners also introduced them to the local economy and everyday life in the city.
They described the experience in these words:
“The reception and the way Dengiz and the team handled everything from coordinating our hotel and transportation to welcoming us in Athens was one of the best parts of the experience. We felt very welcome.”
The following points reflect the areas Tam and Jeff considered during the Athens visit. They cover the property options, the surrounding neighbourhoods, and the plans the couple had already described:
- The available Greece Golden Visa-eligible properties and the price point they wanted to maintain.
- The different Athens neighbourhoods in which the properties were located.
- The local economy and everyday life in Athens.
- Whether the opportunity suited their stated long-term plans.
Reflecting on their journey, they shared: “It was wonderful. The team understood what we were trying to achieve, what we were looking for and the price point we wanted to stay within. We left Athens feeling very good about the experience.”
The Greece Golden Visa Property Journey At A Glance
Tam and Jeff’s Greece Golden Visa journey moved from the first webinar to the submission of their residency application. The stages below follow that sequence.
- Initial connection: A 2025 webinar introduced Greece, its lifestyle, property market, and Greece Golden Visa-eligible property opportunities. Tam first connected with the team through this webinar.
- Route clarification: The team explained the available Greece Golden Visa routes and introduced suitable eligible properties. Questions were checked with the legal team and partners.
- Athens inspection trip: Tam and Jeff viewed available properties, experienced different neighbourhoods, and learned about the local economy and everyday life in Athens.
- Property selection: The couple selected a converted, Greece Golden Visa-eligible property in Dafni. The area is positioned between central Athens and the city’s southern suburbs.
- Purchase formalities: Legal partners completed the necessary checks and prepared the required documentation. The notary formalised the purchase through the official notarial deed, followed by registration with the relevant Land Registry or Cadastre.
- Residency application: After the property purchase was completed, the legal team prepared and submitted the Greece Golden Visa application to the Greek authorities.
Why Dafni Matched Their Athens Property Plans
Tam and Jeff selected a Greece Golden Visa-eligible converted property in Dafni, an established and well-connected area between central Athens and the city’s southern suburbs. Dafni is located approximately two kilometres south of the Acropolis and offers convenient access to the historic centre.
Dafni is closely connected to the wider city and offered the balance Tam and Jeff wanted for their Greece Golden Visa property. That balance included accessibility, everyday neighbourhood life, and long-term investment potential.
The Features Of Dafni
Several features formed part of Tam and Jeff’s property decision. These points describe Dafni’s location and the balance the couple associated with the area.
- A position approximately two kilometres south of the Acropolis.
- Convenient access to the historic centre of Athens.
- Close connections to the wider city.
- Accessibility, everyday neighbourhood life, and long-term investment potential.
Support Beyond The Greece Golden Visa Property Purchase
Once Tam and Jeff had selected the property, the legal partners carried out the necessary legal checks and prepared the required documentation. The process then moved to the notary, who formalised the purchase through the official notarial deed, before the transaction was registered with the relevant Land Registry or Cadastre.
The Residency Application After The Purchase
Following completion of the property purchase, the legal team prepared and submitted the Greece Golden Visa application to the Greek authorities. The wider team remained involved in coordinating each stage and making sure Tam and Jeff understood where they were in the process.
Once the next stage is confirmed, Tam and Jeff expect to return to Greece. They expect to complete their biometrics before the issuance of their residency cards.
Tam and Jeff were also pursuing residency and property investments in other countries. Tam said the attorney they worked with in Greece had provided the best communication and follow-through among those experiences.
They expressed their experience as follows:
“We are also pursuing residency and property investments in other countries, and I can honestly say that the attorney we worked with in Greece has been the best in terms of communication and following through.”
The Communication Tam Expected
Tam did not expect to speak with someone every day. She wanted to know where they were in the Greece Golden Visa process, what would happen next, why something might not be moving, and whether anything was required from them. In Tam’s own words:
“The Attorney has been amazing. I simply want to understand where we are, what the next steps are and, if something is not moving, why. She has kept us informed throughout the process and always made it clear if anything was needed from us.”
Tam and Jeff said they had been very happy with the process and with everyone involved. Tam added that they loved the people and described the experience as very positive.
