Tax Status Land and Building Tax (PBB) paid in full through 2024 Tax Object Number: 51.03.060.001.048-0223.0 No outstanding tax liabilities against the land, as confirmed in the due diligence report.

Zoning and Permits Land classified as high-intensity mixed zone — legally permitting building permit applications (PBG/SLF) Building permit (PBG): secured Environmental permit (SPPL): secured Both permits obtained prior to construction commencement. No regulatory uncertainty over the right to build and operate.

Inheritance and Heir Documentation The original landowner, Ni Wayan Sada, passed away on 1 December 2018. Indonesian law requires that any lease over inherited land be signed by the verified legal heirs — documented and village-certified, not a third party or estate representative.
