North Cyprus Is Well Known For Its Beaches And Is A Mecca For Sun Worshippers.  Due To Its Unique Shape And The Long And Thin Geography Of The Karpaz Peninsula, North Cyprus Has More Than 55% Of The Island's Coastline Even Though It Forms Only 38% Of Its Land Area.  Its Beaches Can Basically Be Divided Into Four Distinct Areas Representing Four Different Lifestyles.  Depending On The Preferred Lifestyle One Would Like To Enjoy, We Recommend Taking A Deeper Look Into These Four Areas To Identify Which One Would Best Suit The Needs And Wants Of A Potential Cypriot Beachfront Property Buyer:

 

1- Famagusta Bay

Located In The Eastern Part Of The Island, Famagusta Bay Along With Boğaz And The Bafra Area (Sometimes Bafra Is Considered Part Of Karpaz Peninsula) Is Home To The Most Beautiful Sandy Beaches Of Cyprus.  Due To The Fact That Its Basically A Large Bay Facing East, The Beaches On This Area Are Sandy With Minimal Winds And Enjoy A Full Days' Sunshine. Starting From The Southernmost Area Of The ‘ Ghost Town’ Varosha All The Way Up To The ‘Las Vegas Of Cyprus’ Bafra, There Are Many Miles Of Sandy Beaches Stretching Along The Coastline.  

One of the most famous residential areas Long Beach lies in this area.  Long Beach is home to a nicely designed, modern beach community with more then 10,000 living in the area.  Long Beach boasts a very cosmopolitan community formed of residents from Russian Speaking Countries, English Speaking Countries as well as local beach-loving Cypriots.  It is a well developed area with good infrastructure, schools, restaurants and many social facilities.  The advantage of this area is that it offers excellent rental returns as it attracts locals and tourists alike during the summer months yielding excellent rental returns.  


Boğaz Beach, a traditional Cypriot Fishing Village, is also very close to this area.  Boğaz spices up the social scene of the area with traditional family owned and operated seafront fish restaurants where most of the fish is sourced locally from the area.  Real estate in Boğaz offers a relatively more ’traditional’ way of life and again provides high rental returns due to the same reason as the properties in Long Beach.


Bafra is on the northern end of Famagusta bay.  Bafra and ‘Bafra Strip’ is considered to be the ‘Las Vegas of North Cyprus’ whereby thirteen new 5 star casino hotels (already four of them in operation) are being built along its magnificent untouched beaches together with a beautiful Golf Course.  The government is pouring millions into this area to essentially increase the hotel bed capacity of North Cyprus pumping more money into the economy and creating new jobs.  The hotels being built are of very high standards with a large, Vegas Like ‘theme hotel’ atmosphere.  There are also a number of residential properties available for sale in this area as well.  These residential units are very suitable and attractive to gaming enthusiasts who would like to enjoy the social ambiance of the area but would prefer to stay in a self-catered apartment unit, instead of a hotel room.  The area also offers high rental returns as a great deal of holiday makers prefer to stay in these residential properties especially during non-winter months.




2- The North Coast


 


The North Coast of the island houses Kyrenia (Girne) which is considered to be the jewel of North Cyprus.  Nestled between the Kyrenia 'Five Finger’ Mountains and the Mediterranean,  Kyrenia is known to be the Tourism Capital of the north.  With many high end beach hotels, gourmet restaurant, cafes and a vibrant social scene including casinos, Kyrenia attract many tourists who likes to enjoy a 'permanent tourist’ lifestyle.  The coastline of Kyrenia is a combination of a number of sandy bays and rocky cliffs.  The most valuable real estate and properties can be found on Kyrenia seashore.  Being only 17 kilometers in length, basically, whenever a new structure is constructed on the coast, one less vacant parcel remains this further drives up the values.  


One beach in particular 'Alagadi Beach’ has significant importance as on top of its pristine natural beauty, it is a natural nesting place for Caretta Caretta turtles.  It is a protected area where the magic happens when the turtles come onshore to leave their eggs and when those same eggs hatch and the next generation of turtles run to the Mediterranean for the first time.  


When one goes further East, there are many smaller bays with unspoiled beaches where locals and tourists alike enjoy the summers.


Further east of Kyrenia lies Esentepe, Küçük Erenköy and Tatlısu areas.  These areas are developed to high standards and are favored extensively by buyers from the Northern European countries, such as Norway, Sweden, and Denmark.  The mountains run closer to the sea in this area, compared to the rest of the northern coast and only two-story structures are allowed giving the area a very natural and thus green look.  Short term rental potential of properties in this area is high as many tourists from those same Nordic countries prefer to rent and spend their summers here.


Purchasing property on the north coast of Cyprus can be costly, compared to the other parts of the north.  However, it can be very lucrative and highly appreciating investment as there is and always will be a high demand yielding high capital appreciation as well as a high return on investment due to high short and long term rental potential.




3-  The Karpaz Peninsula


 


Karpaz or the ‘pan handle’ of Cyprus is well known and famous for its untouched, pristine natural beauty.  Generally a protected area together with a natural park, Karpaz is the home of many small and large beaches with crystal clear waters.  Home for the ‘wild donkey’ Karpaz is a mecca for nature lovers. 


 


Golden Beach, the most famous beach in North Cyprus is also located in Karpaz.  With its gold-colored sands (as the name implies :) ) and natural Mediterranean beauty Golden Beach is a must-see beach when a tourist visits northern Cyprus.


Since being a protected area, construction is limited to only certain parts of the Dipkarpaz village where a small number of new developments are being built. Generally, popular designs in the area are one story structures, on which natural stones procured locally are used on the facades of these  properties giving them an authentic look.


There are small boutique hotels in the area preferred by nature lovers and adventurers.  These same nature lovers and adventurers are also constantly looking for short term rental properties in the area yielding decent returns of rental investment, albeit not as high as what similar properties in Iskele or the North Coast are yielding.


4- Morphou Bay and The West Coast

The west of the Island, including The Morphou Bay, is known for its slow and traditional lifestyle. A mecca for Kite Surfers, Morphou Bay boasts suitable winds for Kite Surfing where Kitesurfing festivals are being held especially in Summer and Autumn months. Having one of the best Sunset’s on the Island, properties in the area offer a tranquil, traditional lifestyle.  The population density is low in the part of the Island which has become an advantage especially in the Post-Covid Era.  Furthermore, the fertile soil of the region allows all types of organic vegetables and fruits, especially citrus, to be grown.  Also being very close to the Troodos Mountains, this area is rich in water resources.  

Coastal properties in this area, especially in the village of Gaziveren, provide a more traditional alternative to the beach properties in Iskele Long Beach area.  Rental potential especially in Summer and Autumn months is quite high due to short-term tourists as there aren’t that many luxury hotels in the area.  During winter, however, the rental potential comes from students and their teachers from the universities in the area.

This area offers a very nice property alternative to clients who are looking to enjoy a slow, Mediterranean lifestyle. As they say, ‘Slow down when entering the West Coast”
